Basement Insulation & Framing

Insulation and framing form the critical first layer of any basement finishing project in New Brunswick, and getting this stage right is essential in the Maritime climate. NB winters are long and cold, with exterior temperatures regularly dropping below minus 20 Celsius, which means uninsulated or poorly insulated basement walls are a major source of heat loss and energy waste.

At the same time, the humidity common to the Maritime provinces creates condensation risk on cold foundation walls, making vapour management just as important as thermal performance. Closed-cell spray foam is widely regarded as the best insulation option for NB basements because it provides both thermal resistance and a built-in vapour barrier in a single application.

Applied directly to foundation walls at 2 to 3 inches thick, it delivers R-12 to R-18 and seals every crack and gap against air leakage and moisture. Spray foam typically costs $3 to $5 per square foot of wall area. Rigid foam board, such as extruded polystyrene (XPS), is a more affordable alternative at $1.50 to $3 per square foot installed, but requires separate vapour barrier detailing and careful sealing at joints.

Fibreglass batt insulation is the cheapest option but is generally discouraged for direct foundation wall contact in NB basements because it absorbs moisture and promotes mold growth when condensation forms behind it. After insulation, framing with 2x4 or 2x3 lumber creates the wall cavity for electrical, provides a surface for drywall, and allows space for additional insulation if needed.

Full insulation and framing projects for an average NB basement run $5,000 to $15,000 depending on the method, basement size, and whether the space is a simple open rectangle or includes multiple rooms. Investing in quality insulation pays back through lower heating bills, which matters in a province where many homes rely on oil or electric heat.
